We are qualified and have had experience appraising most property types including; single-family residential homes, multi-family residential buildings, town-homes, condominiums, luxury high-rise condominiums, time-shares, condo-hotels, full-service hotels, limited-service hotels, extended-stay motels, motels, stand-alone retail buildings, shopping centers (strip, neighborhood and super-centers), c-stores / convenience stores, gas stations, industrial buildings, industrial flex buildings, industrial office / warehouse buildings, industrial big-box warehouse buildings, office buildings, medical office buildings, mid-rise office buildings, residential land, residential lots, subdivisions, industrial land and commercial land.


We have appraised special-purpose properties like churches, fitness centers, banks and bowling alley.  Properties with gravel and other mineral rights have been appraised.    


We also have experience appraising; golf courses, tank farms, mining properties, lumber yards, easements, rights-of-way, partial or fractional interests, takings / acquisitions for condemnation and billboard / outdoor advertising sign interests.


Since we have significant experience creating financial models, which we were employed to do as the Economist for the Arizona State Land Department, we have also taken consulting assignments in the past that consider "what if" scenarios.  


We have provided consulting work and appraisals for; bankruptcy, probate court, subdivision development disputes, development cost estimates, exchanges, civil litigation, condemnations, inverse condemnations, reports for the IRS, tax equalization cases, divorce cases, partnership settlements, probate cases, zoning / re-zoning applications, construction defect / civil litigation and a wide range of other issues. 


We often complete appraisal assignments in which we have formed an opinion regarding a property's market value.  At times, however, clients ask us to complete reports that form an opinion of investment value, insurable value, going-concern value or liquidation value.
