Building improvements are constructed of different materials, most often they are built with; metal / metal framed, wood / wood framed, concrete blocks, concrete tilt-up, brick or stone.  Interior finishes can vary from untreated concrete floors and open stud walls to lavish finishes that include exotic woods, marble floors and extravagant ceilings.  At times, buildings can be over improved, or super-adequate, for their particular use or within their particular area.    

 

Beyond materials the workmanship or attention to detail given a building or project can also make a profound difference in overall quality.  Thus, the cost of construction can vary dramatically among what appear to be similar properties due to the materials used and the workmanship involved in its construction.

 

When large-scale or complex projects are being appraised, an engineer familiar with design and construction costs can be employed by the appraiser.
