What are Land Patents ? |
Land Patents are generally U.S. government transfer document that convey title to real property for the very first time. Thus, title to land owned by the U.S. Government is conveyed by Patent to a individual or corporation. Since all land rights originate with the federal government, a grant of title from them is considered to be superior to any other type of conveyance. The subject matter included within Patents have changed over time, with the government becoming much more specific regarding its reservations.
Current U.S. Patents in Clark County, Nevada are very specific regarding reservations and exclusions, while early Patents were somewhat vague. Right-of-Way "grants" are now made for roadway and utility purposes, and the "grants" indicate an exact width.
