Reconciliation

 

When more than one of the three approaches to value are used to analyze a real property the appraiser considers via a reconciliation which of the approaches should be given more emphasis or weight before a final market value opinion is concluded. 

 

Reconciliation is an important part of the appraisal report.  It is that portion of an appraisal report where an appraiser makes decisions regarding each of the analyses uses.  In the final reconciliation an appraiser can conclude that one of the three approaches to value should have all of the weight, that the approaches should have different weights (which is usually explained) or an appraiser could conclude that all three approaches should be weighted equally.

 

Reconciliation decisions are often made based on which approach or approaches are considered to provide the best indication of value.
