Market Participants


Market participants are generally considered to be the actual buyers and sellers of real property.  While real estate agents are involved in the sales transactions they are not pricipals in them, and thus they are not considered by most people to be the participants.


Appraisers interview market participants regarding sales prices, the terms agreed to in market sales, the likely property use and capitalization rates.  The sales used by an appraiser in their Sales Approach are usually confirmed by one or both of the market participants.  Since agents directly represent market participants, their confirmations / verifications are often uses as a secondary source.
