Pahrump Real Estate Market

Pahrump is uniquely located in Nye County, just north of the Nevada - California (Inyo County) border.  Nye Counti is sparsely populated with only about 41,000 residents within its 18,147 square mile area or about 2.26 individuals per square mile, the County seat is in Tonopah about 170 mile northwest of Pahrump.  Pahrump is the largest developed area within Nye County with about 39,000 residents.     

Pahrump is located about 61 miles southwest of Las Vegas, and thus there are only minor influences on the area from Las Vegas and the Las Vegas real estate market.  While some individuals commute to Las Vegas from Pahrump, the numbers are relatively small.    

The residents of Pahrump have fought the master planned community trend that has taken hold in many Nevada cities, and most homesites in the area are relatively large when compared to metropolitan Las Vegas.

Important to the Pahrump real estate market are; its gaming Casinos, its Wal-Mart and retail areas, custom home and a few master planned housing developments.  An expanding residential and commercial base was noted in Pahrump up until the recession of 2008, which has slowed development significantly.  

Pahrump is known for the quantity and quality of its water, its mountain views (Toiyabe National Forest) and its small town atmosphere.  The real estate market, like most others in 2008, is feeling the negative effects of a sluggish economy.  Pahrump has, however, seen dramatic growth in the past and it is likely that it will rebound and begin growing again.
